How to Write a Property Listing That Gets Calls: Photos, Titles and Pricing
The listings that rent fastest share a few habits: bright photos, honest descriptions and a fair price. Here is how to do each.

Hundreds of people scroll past listings every day. The ones that get calls are not always the best properties. They are the best presented. If you are an agent or landlord, these habits will help your listing stand out.
1. Lead with great photos
Photos are the first thing people see, and often the only thing they judge on.
- Shoot in daylight with curtains open and lights on
- Clean and declutter each room first
- Hold the phone horizontally and keep it level
- Show every key space: living room, each bedroom, kitchen, bathrooms, compound and the street or entrance
- Include the details people ask about: water tank, generator, parking, gate
- Never use photos of another property. It costs you trust and can get a listing removed
Aim for at least eight to ten clear photos. A short walkthrough video is even better.
2. Write a clear title
A good title says what it is and where:
Spacious 3-bedroom flat with parking, Yaba, Lagos
Avoid ALL CAPS, long strings of exclamation marks and vague words like "nice" or "lovely".
3. Describe the property honestly
Include:
- Type of property and number of rooms, bathrooms and toilets
- Size, floor and age if known
- Water, power and security situation
- What is included (fittings, furniture, parking)
- Nearby landmarks and how to get there
- Who pays what: service charge, agent fee, caution deposit
Honesty saves time. If a feature is missing, say so. The people who still call are the ones likely to rent.
4. Price it fairly
Overpriced listings sit unseen. Look at similar properties nearby on 9jaFinder to see what is realistic for the area and condition. If calls are low after a week, consider adjusting the price or improving the photos before you change anything else.
5. Respond fast
People often contact several listings at once. A quick, polite reply makes you the one they visit. Keep your phone number and in-app chat active, and answer the common questions upfront.
6. Be easy to verify
Trust sells. Complete your profile, add a profile photo, and keep your information consistent. On 9jaFinder you can build an agent profile so renters see who you are and what others say about you.
7. Keep the listing fresh
Mark properties as unavailable as soon as they are taken so you do not waste people's time. Update photos and details when something changes.
